Buying a new home can be a daunting task. There are many components in a home, and it's difficult to see everything you need to know during a simple walkthrough. Having a professional home inspection can give you insights into many behind the scenes components, including electrical, plumbing, and heating/cooling. Inspections for New Builds

If you are building a house, we offer new build inspections. A home is a big investment, and it will be with you in the future. You want to be absolutely sure everything has gone to plan before signing off.

Some people may ask, "Why should I inspect it? It's brand new." Just because it's new does not mean it's perfect. Sometimes things can be overlooked in the construction process—especially when working against a deadline. Here are just a few things to consider: Do the doors shut correctly, or are they too tight? Are there any potential issues with drainage that could lead to flooding? Is the drywall correctly installed, or will you be able to see nails and studs through the paint after a few years? A certified inspector knows just what to look for, and can help identify issues early on, before they become a giant headache down the road. If you're building, you want to be involved early and often. An inspection will give you the insights you need to stay on top of the project.

Does the seller need an inspection?

If you were going to buy a home, and out of your favorite three options, one of them had a home inspection sitting on the counter, would that influence your decision? When we buy things from people we don't know, trust is one of the most important factors in the decision. It's worth your time as a home seller to be upfront with your potential buyers and reassure them that they're making a sound investment. Being able to see the ins and outs of the home—rather than just a quick walkthrough—goes a long way to make buyers feel confident. A home inspection could tip the scales in their purchase decision, and greatly speed up the buying process.

Specialty Testing

You may consider ordering an inspection for your current home, or the home of a loved one. A certified inspector can identify hidden threats, like mold, radon, and other air contaminants.

Radon is a dangerous gas that is especially prevalant in Utah. Because it can lead to lung cancer, it is wise to find out if your home is affected. It is most likely to enter the basement, because it comes in through the ground. If you have bedrooms in the basement, or spend a lot of time down there, you may want to get a test done.

If the inspector does find radon in your home, there are ways to mitigate the risk. The gas can be vented outside to a safe location, away from your living space.

Most home owners stay in their house for at least four years, and a lot can happen in that time. Being able to fix problems while they're still small is a great value. Consider the cost of making a little roof patch compared to the cost of replacing the entire roof and possibly repairing water damage in the walls. A home inspection helps you get ahead of major problems, before they're out of hand.

Foundation Inspection

Your foundation keeps your home stable as well as protecting against water. There are a few ways to find out about foundation damage, a couple of which are considered "the hard way." Rather than finding out about cracks and leaks during an intense rain storm, consider having a certified inspection check things out beforehand. Water damage can ruin walls, basement ceilings, and carpet. A flooded basement is not a cheap fix, and you may lose things that are irreplaceable. If you are able to identify problems early, foundation repairs can be made, potentially saving you thousands of dollars and major headache.

Foundation repair is very effective, and just keeps getting better as more products are created. The first step is preparing the surface for repair. This is done by cleaning the surface with a wire brush, so there's a nice flat surface for adhesive to bond to. Once the surface is ready, injection ports are glued onto the surface, directly over the crack. This creates a funnel that can be used for injecting epoxy later on. For now, the rest of the crack's surface is covered with an expoxy adhesive. This covers the crack, but leaves a cavity directly behind it. Now the cavity can be filled with structural expoxy, using the injection ports as access points. Once the crack is entirely filled, the ports can be broken off. The final step is to sand off any excess expoxy, making the repair work flush with the foundation. Additional products, such as carbon fiber, can be added for extra stability.

Although an inspection and repair will have a cost, these are effectively protecting you against wider damage that could take place over time. Any investment in the foundation of your home is an investment in its longevity—not to mention the invaluable peace of mind that comes with having a solid structure.
